House rules
These house rules are a precondition for using the accommodation service. All persons staying in the accommodation unit must read and follow these rules. The person making the booking is responsible for ensuring that all accompanying guests are informed of these rules.

- Use an ashtray when smoking (cigarette butts must not be thrown on terraces or on the lawn).
1) Location and environment
The holiday centre is located in a nature protection area. Driving cars within the property is not allowed - please park in the designated parking area.
Fishing is allowed only at times and in volumes permitted by law. More information: kalaportaal.ee - closed seasons and restricted areas
The holiday centre is located in nature - please take into account possible natural inconveniences (mosquitoes, etc.) and bring weather-appropriate clothing and protective items.
2) Conduct and responsibility
Please follow common courtesy and good manners and treat the property of the holiday centre with due care.
All activities at the holiday centre must be safe for the participants and others, for property, and for the environment.
The person who made the booking is responsible for the holiday centre's property.
Please be considerate of other guests and ensure a peaceful stay and quiet night hours.
Parties in holiday houses are not allowed unless agreed in advance with the holiday centre.
3) Smoking
Smoking indoors is not allowed.
In shared outdoor areas (outdoor kitchen, etc.) and elsewhere on the property, please be considerate of other guests.
Smoking on the terrace of the booked holiday house is allowed only if fire safety requirements are followed:
- always use an ashtray;
- throwing cigarette butts on the terrace is prohibited.
4) Fire safety and safety equipment
Upon arrival, familiarize yourself with the location of fire safety equipment (fire extinguisher and fire blanket are near the main entrance).
In case of fire, immediately call 112 and notify the host at +372 512 8075.
5) Grilling, fireplace and sauna (very important)
Grilling is possible next to the house - gas grills are available on site, and grilling tools are also provided.
If you want to use your own grill, please follow Estonian Rescue Board fire safety requirements:
- a charcoal grill must be at least 9 m away from houses and terraces;
- using firewood logs in the grill is prohibited.
PS! No grill (including gas grills) may be moved onto the terrace, because the terrace and the area underneath it may be fire hazardous.
Continuous supervision is required during grilling. After grilling, make sure the grill is safely switched off or fully extinguished.
During grilling, keep basic extinguishing means nearby (a bucket of water or a fire extinguisher).
Open flames indoors are not allowed.
Open flames on terraces and other wooden surfaces (candles, torches, disposable grills, etc.) are prohibited.
Do not leave a burning fireplace or lit candles unattended.
When using the sauna, ensure the heater is switched off after sauna use.
Keep the area around the sauna heater clear. Do not place, hang, or dry anything on the heater or its safety guard.
Drying items on the sauna stove or radiator is not allowed.
6) Cleanliness and order
Littering and/or leaving trash behind is not allowed.
Before leaving the holiday centre, please wash dishes and return used items to where they were taken from.
7) Arrival and departure
Guests are welcomed on the agreed arrival day between 15:00 and 20:00 (unless agreed otherwise).
Rooms must be vacated by 12:00 on the agreed departure day.
When leaving, please lock all windows and doors and return the key to the key box.
8) Security cameras
For safety reasons, security cameras are installed in public outdoor areas. There are no cameras indoors.
Booking conditions
1) Booking confirmation and payment
Bookings can be paid using payment methods available on the website at that time (bank links, card payment, LinkPay), if currently enabled.
A booking is automatically confirmed only after successful payment confirmation by the service provider. Before payment is confirmed, the booking may remain in a "pending" status and does not finally secure the selected time.
If payment fails, is interrupted, or expires, the booking is not considered confirmed.
2) Payment intermediary and transaction evidence
Online payments are processed by the payment solution in use at the relevant time. Proof of transaction is the payment order/transaction reference together with the holiday centre's confirmation message.
In case of dispute, the payment intermediary logs, transaction references, and the holiday centre's booking records are used.
3) Agreement and house rules
A successful payment forms a binding agreement between the customer and Jõeääre Holiday Centre. In addition to separately agreed terms, these booking conditions and house rules form an essential part of the agreement.
4) Cancellation terms
- If cancelled up to 30 calendar days before the booking start, we refund 90% of the booking amount.
- If cancelled up to 14 calendar days before the booking start, we refund 50% of the booking amount.
- In case of later cancellation, no refund is made.
Where possible, refunds are made to the same payment method used for payment.
5) Technical failures and payment interruptions
If a technical error occurs during payment (including internet interruption, temporary bank failure, or payment intermediary failure), the customer must verify whether the transaction succeeded.
In case of suspected duplicate payment, please contact us immediately and include the payment reference number, date, and amount where possible.
6) Liability and number of guests
The person making the booking (customer) is responsible to the holiday centre for the safety, conduct, consequences of conduct, and property-related obligations of all persons accompanying the customer.
The customer may not invite more guests than specified in the booking or pre-agreed with the holiday centre:
- each additional visitor who does not stay overnight has an extra fee of 25 EUR;
- each additional visitor who stays overnight has an extra fee of 40 EUR.
7) Compensation for damages
Compensation for damages caused by the customer and/or persons for whom the customer is responsible is payable either in cash on site or based on an invoice issued by Jõeääre Holiday Centre.
8) Early termination of event/stay
If the holiday centre terminates an event or stay early due to violation of the house rules, the paid amount is not refundable to the extent permitted by applicable law, and the holiday centre has the right to invoice the customer for all agreed services regardless of whether the customer used those services in full.
9) Claims regarding invoices and payments
The customer must submit all claims regarding invoices and payment disputes issued by the holiday centre in writing within 3 (three) days from receiving the invoice or transaction proof. The claim must include justification of the extent and basis on which the customer disputes the invoice or transaction.
